Ontario’s Housing Market: Navigating Challenges and Opportunities with Genesis Group

Ontario is a province where many dream to live, but with its higher-priced housing market, finding the right home and mortgage can feel like an uphill battle. With layers of taxes and government red tape slowing new housing starts, the demand for housing remains high — and the path to homeownership more complex than ever.

In October 2024, Ontario’s housing market showed signs of renewed activity, with sales climbing an impressive 34% year-over-year and up 14% from last month. The strongest gains were seen in Ottawa (+39.3%) and the GTA (+34.1%), yet overall sales still sit 12% below the province’s 10-year average.

While new listings increased slightly (+3.1% year-over-year), this wasn’t enough to keep up with the surge in demand, bringing inventory levels down to just 3.1 months, compared to September’s 3.9 months. The provincial sales-to-new-listings ratio (SNLR) also rose to 48.6% from 41% last month, signaling balanced markets in most regions. However, Ottawa and Sudbury continue to stand out as seller’s markets.

Housing Affordability Remains a Challenge

Ontario continues to be one of Canada’s least affordable housing markets, posing significant challenges for first-time homebuyers. The average home price in the province climbed 3.1% year-over-year to $887,259, up from $869,697 last month.

Price increases were most pronounced in:

  • Sudbury: +15%
  • Windsor: +7.5%
  • Hamilton: +5.1%

Conversely, markets like London and St. Catharines experienced price drops of -6.6% and -3.4%, respectively.
